What can you expect from us?

 

Market Appraisal

If you are thinking of selling, we want to come and talk to you. In our experience, every house is different and so are our clients’ hopes and expectations. That is why we will come and talk to you. And listen. Listening is crucial because then we can work out how we are going to help you. By the end of this initial meeting, we will hope to have agreed a sensible marketing strategy which will include our suggested Guide Price.



Contract terms

A lot of agents seem keen to tie you into contracts of 3 months or more. This does not make a lot of sense to us. If things are not working out, then you need to be able to do something about it. That is why we have no minimum tie-in period; we just ask for two weeks’ notice. It ensures that we live up to the promises we make and keeps us on our toes which I’m sure you will agree is never a bad thing.

 

Internet advertising

We advertise all our properties on our website and portals. We also use the latest social networking to ensure that our brand, and our clients’ properties, gain the maximum exposure possible. Any agent can pay to advertise on web portals, but the way in which we use the Internet differentiates us from the rest.



Printed advertising

Fantastic photos and great descriptions will ensure your property is noticed and that is what it is all about.



Viewings

Viewings are arranged at your convenience and always confirmed by email or by phone so there can be no confusion about who is coming, when and accompanied by which negotiator. We will always accompany your viewings to give us the best opportunity to sell your home and give you same day feedback, so you are not left wondering how things have gone. We get to know our buyers so that we know what bits of your property will excite them and can tailor our tour of your home accordingly. We know that buyers prefer an empty house with the estate agent showing them around and so this is what we do. We get open and honest feedback and sell more properties as a result.

 

Weekly contact

A lot of agents give up at this point. They have put it on the market, put the board up and they are waiting for the phone to ring. We will never adopt this attitude (remember the no ‘tie in’ from our contract we mentioned earlier?). We like to call our clients on a weekly basis to ensure things are going as planned. We can discuss feedback from your viewings and the feedback from people who have chosen not to view. You can provide us with new information which may help us overcome objections and together we can work out a long-term plan to get your property sold.

 

Fees – Sole Agency

A lot of agents have trouble expressing their fees. Try phoning a few and ask them what their fee is to see what we mean! The reason is that there is no ‘standard fee’. One client is paying one price yet the chap around the corner is paying something different. Worse still, the lady down the road knows the valuer so gets a further discount. We do not think this is fair and so try to make things simple. There are just a few things to remember.

 

Sole Agent means just that: instructing a sole agent means that you will only have one estate agent taking care of your property sale. Most agents will usually enter you into an exclusivity agreement, typically lasting 12 weeks or more. If you sell you property within this time - even if the agent didn't find the buyer - then you have to pay the agent comission.

Benefits of a sole agent

  • Having a sole agent will save you money as you will only have to pay one fee and one set of commission.
  • You will have one point of contact and will be able to build up a relationship with your estate agent.

Cons of a sole agent

  • If you agree to sell your property through one agent you cannot market it with any other agent during the term of that agreement, which could be annoying if your property is not selling.

At MAK Estates we have no minimum tie-in period; we just ask for two weeks’ notice.

 

We have two fees for you to choose from:-

 

Traditional

1) Pay 1.5%* upon completion of a successful sale
For example, if we sell your home for £192,000, our fee will total £2,880.00 inc VAT.

 

Hybrid

2) Pay £750* as a non-refundable, upfront marketing payment followed by 0.75%* on completion of a successful sale
For example, if we sell your home for £192,000, our fee will total £2,190.00 inc VAT.

- We offer a 25% discount to repeat clients and those with two or more houses to sell.
- There is no tie in period, just fourteen days’ notice required.

Fees – Multiple agency

You may instruct just one or several estate agents. Most people start off with just one agent only switching to multiple agents if the property does not sell within the period of the agreement. These are two types:-

 

Joint Sole Agents is when two agents agree to market your property together. Both of the agents in question must agree to this, and the decision over who gets the commission once the property is sold will also be made before the agreement is drawn up. In some instances, agents may agree to share the commision once the sale has completed.

 

Benefits of joint sole agreements

  • With two specialist agents, you will cover a larger market area which will attract more potential buyers.
  • You will have two agencies working on your behalf, which may mean different marketing channels used to promote your property to a wider audience.

Cons of joint sole agreements

  • Joint sole agreements usually involve higher fees.
  • If you sell the house through a third agent, you are then in breach of the contract and will still have to pay the joint sole agency fees.
  • You will have to deal with more than one company at a time, which could potentially mean more stress for you.

 

This is charged using a percentage of 2.25%* of the selling price.
For example, if we sell your home for £192,000, our fee will total £4,320.00 inc VAT.

 

Multiple Agent 

Again, this is fairly self-explanatory.

Instructing multiple agencies means that you can have as many estate agents as you wish promoting your property for you providing you are willing to pay multiple fees that are usually charged at a higher rate, of course.

 

Benefits of a multi-agency agreement

  • The more agents you have working for you, the more potential buyers it will reach but this also has its downfalls

Cons of a multi-agency agreement

  • Only the agency who makes the sale gets the commission, so they are competing against one another which can make the sales process quite frantic.
  • With several pushy, rival agents, the viewing process can be more intrusive.
  • With this type of agreement, fees will often be higher.

 

This is charged using a percentage of 2.50%* of the selling price.
